Property assessment for an up-to-date rent rate based on its neighborhood, the condition of the home, and local rental market conditions and trends.
Professional photography.
Production of marketing materials.
Property marketing and advertising on the highest performing channels, such as the most popular rental websites.
Follow up with prospective tenants to form a pool of quality candidates.
Screening of potential tenants by verifying their rental history, financial qualifications, credit history and criminal history (using relevant registries).
Lease term negotiation and preparation to determine a lease agreement that meets current legal requirements.
Move-in inspection to document the property’s condition.
Assessment and restoration of the home to meet a high-end renting condition including professional cleaning, carpet cleaning and repairs as needed.
Security deposit and first month’s rent collection. Q
Electronic collection of monthly rental payments. Q
Electronic monthly property statements and yearly tax reporting. Q
Management of property maintenance requests including those received via the 24-hour tenant emergency line. Q
Scheduling, coordination and payment of reasonable maintenance repairs and periodic services – including but not limited to pest control, yard care, alarm services, HOA dues and utilities. Q
Seasonal home maintenance (not mandatory – option to opt out). Q
Periodic routine inspections with follow-up reports and photos. Q
Management of lease violations and complaints if they occur – which are referred to our legal team. Q
Negotiation and arrangement of lease renewal contracts including rent recommendations. Q
Move-out inspection to determine if any tenant charges beyond normal wear and tear are required. Q
Initiate eviction and collection procedures if required. Q

  • $350 marketing fee.
  • 75% of one month’s rent.
  • 8% of the monthly rental income.
  • $150 periodic lease renewal fee.

Owner Managed:

  • $350 marketing fee.
  • One month’s rent.
  • 0% of the monthly rental income.
  • $1,000 Maintenance refundable reserve.
  • Zero hidden fees.

Bend Pricing

North Star Managed:

  • $250 marketing fee.
  • 50% of one month’s rent.
  • 8% of the monthly rental income.
  • $150 periodic lease renewal fee.
  • Zero hidden fees.

Owner Managed:

  • $250 marketing fee.
  • 75% of one month’s rent.
  • 0% of the monthly rental income.
  • $1,000 Maintenance refundable reserve.
