Meet with you and assess your property for an up-to-the-minute rent rate based on your neighborhood, home’s condition, and area rental market conditions and trends
Photograph using professional real-estate photographers
Prepare marketing materials
Market and advertise your property on several of the internet’s most visited rental sites
Follow up with interested potential tenants and schedule showings
Screen potential tenants using our customized rental criteria including verification of income or assets, rental history, credit history, and criminal history including sex offender and terrorism/OFAC registries
Negotiate lease terms and prepare and execute a lease agreement using the state and your city’s most up to date legally recommended forms
Conduct a move-in inspection to document your property’s condition. Q
Assess and restore your home to high-end rent ready condition including professional cleaning, carpet cleaning, and repairs as needed
Collect security deposits and first month’s rent Q
Collect and disperse monthly rental payments electronically Q
Provide monthly property statements and yearly tax reports electronically Q
Handle maintenance requests including tenant access to our 24-hour emergency line Q
Schedule, coordinate and pay reasonable maintenance repairs and periodic services including but not limited to pest control, yard care, alarm services, HOA dues, and utilities. Q
Coordinate periodic seasonal home maintenance (owner may opt in or out of these services) Q
Coordinate periodic routine inspections and provide reports and photos to owner electronically Q
Handle lease violations and complaints or refer to our legal team Q
Negotiate and write lease renewal contracts including market rate rent recommendations Q
Conduct a move-out inspection, determine and charge any tenant charges beyond normal wear and tear from tenant deposit Q
Initiate eviction and collection procedures Q

Our fee structure:

  • $350 marketing fee
  • 75% of one month’s rent
  • 8% of the monthly rental income
  • $150 periodic lease renewal fee
  • Zero hidden fees
