  • Fee Structure

    • $350 marketing fee.
    • 75% of one month's rent.
    • 8% of the monthly rental income.
    • $150 periodic lease renewal fee.

    We don't make money until you make money. In fact, we choose our owners carefully because we invest in your marketing from day one. We believe that a management company should share the risks as well as the reward, so we contribute financially to the launch of the marketing campaign for your property. We also cap your marketing fee at $350, allowing you to know the exact cost.

    Our fee to show and screen a tenant, write the lease, have it signed and counter signed, collect deposits and deliver the property is 75% of one month's rent.

    The ongoing management of your property is 8% of the monthly rental income.

    Renewing an existing lease is $150.

    By partnering with North Star, your real savings is on vacancy. A $3,000 per month rental will lose $100 per day in vacancy. Our goal is to capture the best tenants possible as quickly as possible.

    • Meet with you and review your property so that you can better understand pricing, demand and market strategy. We set a plan in motion that will help you achieve both your short term and long term goals.
    • Market your property publicly and to our targeted group of tenants through our partnerships with relocation companies, Real Estate agents and local corporations, hospitals and professional sports teams.
    • Show your property to potential tenants, coordinating an intercompany discussion on the candidates, ongoing market demand and pricing strategy. Our goals are high rents, low vacancy and the best tenant possible.
    • Screen potential tenants using full background checks, employment verification, income verification, prior landlord references and credit checks. We have the highest screening standards allowed by law. Not all screenings are the same.
    • Creation of all lease documents to the ever-changing specifics of the Oregon landlord tenant law. We review these documents with you and facilitate tenant signing, your signed counter approval and collection of all initial deposits.
    • Coordinate move in and walkthrough, conveying the specifics of your property to the tenant.
    • Collection of rents.
    • Vendor payments.
    • Electronic distribution of rent income to you.
    • Monthly statements and end of year final accounting and tax forms.
    • Work orders and coordination of bids and repairs. We communicate with you on repairs that need approval.
    • Periodic property visits.
    • Eviction procedures if needed. Due to our strict screening regimen, North Star rarely has to start eviction procedures.
    • Negotiations on lease renewals and procurement of lease extension paperwork.
    • Navigation of lease termination, exit procedures, final repairs, whole house cleaning and carpet cleaning.
